UNIVERSAL DESIGN

 

In the United States, the Americans with Disabilities Act (or ADA) is probably the most recognized accessibility law and the one architects and designers are likely to look to first when they have a project where accessibility is required. ADA guidelines are used in the design and evaluation of public buildings and facilities.

Other standards, such as the Fair Housing Act (FHA), American National Standards Institute (ANSI) and Uniform Federal Accessibility Standards (UFAS) relate to housing and dwelling units. The purpose of these laws and standards is to create more usable buildings and environments for people with disabilities.

 

Alternatively, Universal Design is not based on any legal mandate and therefore is not measured by compliance with the technical criteria of any particular standard. Universal Design principles seek to make all envirinments equally usable by all people (regardles of ability) , to the gratest extent possible, without the need for adaptation or specilized design.

 

When designing Annaline considers a consumer population that is progressively growing more diverse in age, ability, stature and preference. When working with clients Annaline understands how they differ. When spcifying products Annaline is able to describe to clients why they should choose one products but not the other. 

 

Annaline recommends that new construction designs incorporate the principles of Universal Design to prevent additional costs for remodeling in the future. When considering home modifications Annaline may suggests several changes to the exisitng floor plan. ​As this becomes a reality, homes that feature Universal Design are a great asset and only increase in value. 

Ideally the master bedroom, a full bathroom, kitchen, laundry and main living areas should be located on one floor (preferably 1st floor), where they are accessed without the need to climb any steps, including entrance to the home. Door and window knobs may need to be modified for easier use. Door frames may need to be widened, slip-resistant surfaces installed, cabinets lowered, electrical outlets raised, and so forth.
